ANSWERS TO FAQ

1.    What is a garage storage condominium?
A garage storage condominium is your own personal storage unit. You can store anything you can imagine, except for hazardous materials of course. There may a few other limitations, so you will need to review the Condominium Documents in their entirety.

2.    Who owns the land under the condominiums?
The land under the condominiums is owned by the Owners Association. As an owner you would own an undivided interest in the land based on the size of your unit.

3.    Will there be monthly costs associated with my unit?
Yes, there will be monthly Condominium Owners Association dues. These dues will be based on the size of your unit and our early estimates are that the dues will be approximately $ .06 per square foot per month.

4.    Can I combine two units together to create a larger unit?
Yes, you will be able to combine units in most cases, subject to the building plans.

5.    Are there restrictions on the use of my unit?
Yes, there will be some restrictions. They would be spelled out in the Condominium Documents and the City Zoning restrictions. Any restrictions would typically be common sense items regarding hazardous waste, illegal activities, noise levels, pollution, etc.

6.    Will there be a dump station for my RV.
Yes, we have planned a dump station for RV’s. It is of course subject to City approval, which is in process at this time.

7.    Will I have separate electrical service for my unit?
Yes, each unit will have it’s own 100 AMP electrical service and a separate electric meter.

8.    Will I have heat in my unit?
Yes, each unit will have a gas heater, specifically sized for each unit. The gas will be billed through the Owners Association, as determined  by the readings obtained from a sub meter for your unit.

9.    Will I have water available in my unit?
Yes, some units will have water stubbed in for a utility sink that an owner may install.

10.    What size doors will be on each unit?
The twenty foot wide units will have garage doors that are fourteen feet wide and fourteen feet tall. The thirty and forty foot wide units will have garage doors that are twenty feet wide and fourteen feet tall. All units will also have a man door, electric garage door openers and a remote keypad.

11.    How wide are the driveways between the buildings?
The driveways are designed to be approximately sixty feet between the buildings. We would need to check the site plan for the size at a specific location.

12.    Are bathrooms available in the Business Center?
Yes, Bathrooms are available in the clubhouse, for the exclusive use of garage owners.

13.    Is there a clubhouse?
Yes, there is a clubhouse. It is approximately sixteen feet wide and thirty feet deep. It will have two bathrooms, leather seating, a table, wet bar, refrigerator and a television. This will be a great place for the owners to get together.

14.    Is there any financing available?
We have spoken to several lenders and hope to have financing available by the time construction has started. We are looking at eighty percent and ninety percent financing. Many of our customers will pay cash or obtain their own financing, however.

15.    Can I rent out my unit to a third party?
Yes, as long as the tenant abides by the Rules and Regulations stated in the Condominium Documents.

16.    What type of security will be available?
Our plan at this time is to install security cameras on select building locations to monitor all pedestrian and motor vehicle traffic.

17.    Are these units tall enough to accommodate a large RV?
Yes, the doors will all be fourteen feet high and the ceilings will be sixteen feet high in each unit.

18.    Can I access my unit 24/7?
Yes, absolutely. There are no gates, only your garage door opener,  remote keyboard code or a key to your main door is needed for access.

19.    What is the estimated completion date for construction?
Estimating completion dates is always tricky, because of weather, city requirements, material shortages and sub contractor delays. We are planning on the fourth quarter of 2008 as our completion date for the first phase of buildings.

20.    How will the reservations be handled?
We will have a reservation form available on the website for you to fill out and return with a check for $1000. The money will be fully refundable if you choose not to proceed to contract. Review the form and contact us if you have any questions.
